Three reasons why an exclusive agency agreement is the right way to sell property in East London

When you’re selling property in East London, it can be tempting to choose your method based on how much commission you’ll be charged when the sale goes through. One of the ways of achieving a low commission is by registering your property with a number of different agents. However, this scattergun approach can be false economy, often leading to slower sales and more hassle.

At Dockleys, we encourage our sellers to sign up to our exclusive agent agreement. While it might seem like you’re reducing the potential reach of your property marketing, the advantages of this approach far outweigh the disadvantages.

Advantages of exclusive agency agreements

  1. Avoid the “race to the bottom” – get the best price for your East London property

If you market your property through more than one agent, each one of those agents will be competing for the sale of your house. To get the sale, they will happily market it for the lowest likely price, rather than the highest.

However, with an exclusive agency agreement, it’s in both the agent’s interests and the seller’s to get the best possible price for the property.

  1. Have your property marketed in the best way

When you and your agent have an exclusive agreement, you can be sure that your property is marketed in the right way. It’s worth your agent’s while to, say, offer an online video tour of a property with a strong appeal for overseas buyers, or advertise a property for young professionals on social media. If your is registered with multiple agencies, it’s harder for each agent to prioritise your property when there is a smaller chance the property will sell through them. Having your property marketed appropriately usually means it sells quicker, while not having your property prioritised by your agent usually means it will sell more slowly.

  1. Enjoy a better standard of service

Your exclusive agency agreement will set out exactly what level of service you’re entitled to. When you’re selling a property, there’s no substitute for a regular point of contact who will support you, sharing the best advice and expertise.

If you want to sell your East London property within the right time frame and for the best price, signing up to an exclusive agency agreement is the obvious choice.
