Stratford, E11 – one of the best places to live in East London

Even before the Olympics came along and brought regeneration to E11, Stratford was considered a great place to live in London. A great balance of inner and outer London, Stratford is close enough to the City, Docklands and the West End to be useful, but also far enough out of London that you’ve got some breathing space as well.
The Olympic legacy in Stratford
Investment in East London increased substantially in the run-up to the 2012, and the area continues to benefit now. Building projects like the Olympic Park are now available for the public to use, while the athletes’ accommodation is now inhabited by students at the University of East London. The opening of the Westfield Shopping Centre made Stratford its own hub. Probably the single biggest ongoing benefit to the area was in the improvements to public transport, including the development of the station by Hawkins/Brown. This has done a great deal for local businesses and made the area a realistic choice for those travelling to work.
Move to Stratford and benefit from the fantastic sport and swimming facilities created for the Olympics, as well as great shopping opportunities and the beautifully landscaped green space of the Queen Elizabeth Olympic Park. The Park is also now a major venue in the area, with gigs, theatre and sporting events there all year round.
House prices and market trends in Stratford
House prices have been rising steadily in Stratford ever since the Olympics. The average property price in Stratford in 2019 is approximately £482,000, compared to £290,000 five years ago. These figures indicate that buying property in Stratford is a sound investment that will increase in value.
There is huge variety in the rental market, but the average rent per week is approximately £500.
Public transport in Stratford
Stratford sits on the border of transport zones 2 and 3. Its busy station serves the underground, overground, Crossrail and the DLR.
On the Underground, Stratford is on the Central and Jubilee lines. Travel to the West End in about twenty minutes and to Bank in about ten minutes.
On the overground, you can travel to Liverpool Street. The DLR will take you all over East London, even down to Lewisham and Greenwich for those daring south-of-the-river explorations!
