Fishers Green Farm – outstanding property for sale near Nazeing
We are really excited about our latest instruction, Fishers Green Farm. It’s located in Waltham Abbey, E9, near Nazeing, with great links to London, and one of the most beautiful properties we’ve ever been tasked with selling.

An incredible house with an enchanting garden
Fishers Green Farm definitely has the “wow” factor. The house is Grade II listed, which means it has lots of historic character including gorgeous oak beams in the sitting room and a dramatic sweeping staircase in the hall. The house is fully equipped for modern living, however, with two bathrooms and a comprehensive kitchen with top-quality appliances – perfect for family cooking and dinner parties alike.
The grounds took my breath away and they’ll take yours away too. The setting for Fishers Green Farm is four acres of private land, divided between a beautiful garden and three lakes. One of the lakes is fully stocked with carp, bream and several other species of fish and is large enough for boating – there’s even an island in the middle. There is also ample room for waterfowl: the current owners brought in ducks from all over the world, including black swans. The grounds are inhabited by two peacocks and peahen, and the resident chickens will give you “ginger” eggs every day.
A great house for entertaining
The property has entertaining space galore, with four reception rooms in the main house alone. The spacious grounds would make a great setting for any garden party, with lots of sheltered patio space as well as a built-in barbecue and pizza oven so you can feed your guests without missing any of the action.
A property with an annexe
While there are only two bedrooms in the main house, the property includes a separate two-storey annexe building. In essence, the annexe is a small, self-contained house, with its own bedroom, bathroom, open-plan living room and kitchen. It would make an ideal guest house or comfortable accommodation for extended family or a live-in nanny.
Why live in a listed building?
Don’t be put off by its listed status – the house is fully modernised and the current owners had plans (not yet approved) to build a two-storey barn extension. In our experience of selling listed buildings, we’ve found that planners like to be accommodating if they possibly can – they know that allowing conversions and keeping buildings habitable is the best way to preserve the historic environment.
Live in the country, commute to London
As soon as I visited this house, I knew it would be perfect for people who work in London but are ready to move out to the countryside. Fishers Green Farm is located in Lea Valley parkland, and is two miles from Waltham Abbey station and just over four miles from Broxbourne train station. From there, you can be at Liverpool Street in about half an hour – it’s easy to see why the Hertfordshire/Essex border has just been listed by the Sunday Times as England’s most important property hotspot.
Time to leave London? Move to Hertfordshire or Essex
Dockleys has offices in both East London and Hertfordshire. This is because there’s always been a steady flow of people coming to East London from places like Broxbourne, as I did, and heading back out again when it’s time for a slower pace of life. I’m really excited to be showing this property to people currently living in London – it would be perfect for a small family looking to get out of the capital and enjoy green space and country living.
